House rules set clear expectations for all our guests so there are no surprises when you stay.

 

• To ensure every guest has a safe, comfortable, and enjoyable experience, we ask that all guests read and agree to the following house rules before their stay.

• By making a booking you confirm you have read and accept these terms.

 

Check-in

• We meet all guests on arrival for the first stay. We provide a tour of the venue, answer any questions and cover off house rules, parking, lighting and audio. Allow 10 minutes for this.

• Check in time is 5pm and check out is midday. Early/ late check in/out is available and its $15/hour

Parking

• Off-street parking is available for 1 vehicle

Guests

• Kink Perth is strictly adults only (18+). All guests must be over 18 years of age.

• The number of guests must not exceed the agreed booking. Generally speaking, this is a max 3 guests overnight, but on weekends happy to consider 4 guests till about midnight when the noise level needs to drop down.

 

Consent & Safety

• All activity between guests must be fully consensual.

• We strongly encourage all guests to discuss and agree on boundaries before play.

• Safe words are strongly recommended.

 

Equipment

• Please treat all equipment with care.

• Do not force or overload any restraint points, furniture, or rigging.

• If anything is damaged or malfunctions, please let us know immediately.

Please note that inside the apartment as a bed head is a neck/wrist stock. This is for display only and can cause serious injury if used incorrectly. As such this item is for display only. 

 

Hygiene

• All surfaces and equipment are thoroughly sanitised between bookings.

• We ask guests to maintain cleanliness during their stay.

• Wipes and cleaning supplies are provided.

• Please clean any equipment you use before and after use.

Nothing provided is to be used internally during your visit. 

 

Hard Limits - Don't bring these items

• No Flames or Wax: Our space is sexy, not fireproof. No candles, wax play, or open flames.

• No Parties/Events: You’re welcome to have up to 4 people inside—with prior approval. But keep it chill and noise down when folks are coming/going.

• No Oils or Silicone: These ruin fabrics. Leave them at home.

• No Glitter

 

What we supply

• Water-Based Lube are located in each room.

• Puppy Pads. If you're a squirter - bring your splash blanket :) 

• Disinfectant Stations in each room.

• Condoms are located in each room.

• 3 Bath towels, clean bedding.

• Tea, coffee.

• Mini bar fridge.

• Ice machine.

• Microwave | kitchenette only - no cooking facilities

No Photography Outside the Apartment

• To protect the privacy of all guests, photography or filming outside of the apartment premises is not permitted.

• What you do inside is fine. 

 

Noise

• Please be mindful of noise, particularly late at night.

• The property is located in a residential area.

• We have visual monitors so you can keep an eye on the noise levels, and we have monitors in which record Nose levels for compliance with strata and council requirements.

• Please note that 85db level before 1030pm is required.

Security

• CCTV is outside of the apartment.

• We also have Ring door camera, noise monitors, crowd monitors, smoke alarm monitoring and all doors, lights, cameras can be remotely controlled in the event you require any assistance during your stay.

 

No Smoking

• The entire property is non-smoking.

• This includes e-cigarettes and vaporisers.

• Smoking is permitted outside on the balcony only.

• Inside is full of sound proofing and this absorbs smells as well so things like doors closed when smoking outside and wash hands/mints help keep it smell clean.

 

Damage & Cleaning

• Guests are responsible for any damage caused during their stay beyond normal wear and tear.

• Damage will be assessed and charged accordingly.

• All bedding, towels are washed between guest stays so don't make the bed. Happy if you want to leave all towels and better on bathroom floor. 

• Leave it as clean as you found it. We allocate 45 minutes to clean and disinfect the space. Additional cleaning is charged at $15/15 min, and you also want to be welcomed back :)

No Dickhead Policy

We don't like drama; we have a short-term accommodation licence for 100 nights a year and expect that you treat the space respectfully and leave it as you found it. Don't make excessive noise, don't speak to the neighbours, dress "vanilla" when in common areas of the apartment complex and generally don't be a dickhead. No illegal drugs or dodgy behavior and you will be welcome to return.
